Payment & Deposit
A deposit of £100 (non refundable) per week is required to confirm the booking and the balance must be settled three weeks before the Guest's arrival.
For bookings made less than six weeks in advance, the total amount is payable at time of booking.
Arrival & Departure
All bookings commence from 3.30pm on the day of arrival and will end on the day of departure at 10.00am.
Cancellation by Guest
In the event of a cancellation by the Guest for whatever reason, the Owner will endeavour to
re-let the property and if successful, the full amount less the deposit will be refunded (minus the difference if the Owner had to offer discount in order to re-let) or alternatively allow the Guest to transfer to alternative dates. If the property has not been re-let, the Guest will be liable for the full cost.
Cancellation by Owner
The Owner reserves the right to refuse any booking and to cancel any bookings already made if the property is unavailable (eg through fire, flood, etc) for any reason whatsoever, subject to a full refund of all monies paid (but no further liability).
Linen / Cots & Highchairs
All linen, tea towels and bath mats are provided however all Guests are requested to bring their own towels.
Cot and highchair are available at no extra charge.
Dogs (maximum of two) are very welcome and must be well-behaved as this is a working farm. The dogs are not be left unattended in the property unless left in a suitable dog cage and are not permitted in the bedrooms or on any furniture in the property. They are not permitted in the bedrooms or on any furniture in the property.
The Guest is requested to bring their dogs' bedding and feed bowls etc. It is suggested that old sheets/covers are brought to cover furniture and old towels to dry their dogs.
If damage or extra cleaning is caused by pets the Guest may be charged. 'No Pets' in a description may not guarantee that pets have never occupied the property. No garden is guaranteed as secure for dogs even if described as private or enclosed.
Please note that no smoking is allowed in both properties.
The Guest must allow the Owner reasonable access to the property for maintenance etc.
Damage, Loss and Care of the Property
All Guests are responsible for any loss or damage to the property (excluding reasonable general wear and tear) incurred during occupation and must agree to notifiy the Owner as such.
Guests are responsible for leaving the property in a similar state to which they find it - in a clean and tidy condition with reasonable cleaning expected otherwise a charge will be imposed.
The Owner shall not be liable to the Guest or any member of their party for loss or damage to person or property (including dogs), vehicles or vehicle contents belonging to the Guests during their stay at the property.
